I looked over a piece of raw land for sale on Eleuthera around 1990. The land was very affordable and I was younger builder with no fear and saw a fantastic off the grid rental/investment property. In the end two things bothered me. One the politics at that time were unpedictable. Even more, the abandoned investments made me the most nervous. It was not uncommon to walk abandoned properties in the Bahamas. Doors left open, like people just walked away. I couldn't afford that outcome.
Maybe things have changed?
