I had an attorney friend that told me not to worry about those squirrel clauses. He point blank informed me that you can NOT sign your rights away. Maybe times have changed and it would be good if an attorney signed on to help us common folk out.
As an aside, I just had an owner from the floor below me (I own a condo) file a claim against my unit. The insurance company denied their claim saying it was not from negligence on my part and simply and act of god. I'm paraphrasing here. So if it is NOT negligence on the part of the yard or an owner next to you, expect to pay or hope your insurance company pays. Yards that require insurance to protect them from your boat or anothers are barking up the wrong tree IMHO.
