Between your harsh winters and short summers, low water and "upwelling", I'd seriously consider moving if I were in your shoes. I'm sure there are things that keep you there. But holy cow, there's a price to it.

BTW - my 20's kids consider Brooklyn THE place to be, but if I didn't have things that keep me here I'd move away from the NYC area, in a heartbeat.
