Major money and time to repair that hull and it will need periodic repairs evenn if it is sound when you buy it.

Also on a boat of that vintage there is a very good chance that the teak deck is laid directly on the deck beams. Replacing the teak deck with new teak glued to a marine ply substrate would cost most of the $200K you are talking about as the all up price.
