You sum it up fairly well Al. I've owned my boat for about 15 years and I'm finding over the last few years it's taking a bit more maintenance. It seems a lot of systems "only" last about 30 - 35 years before needing to be replaced even with proper maintenance. Most of the items however are things that could last another 30 years after fixing like new wiring, new windows, new plumbing but there is a constant supply of things to fix. Considering that people buy these old boats because they (we) have a limited budget, it takes a dedicated person with a bit of time and skill to maintain the systems. There just aren't that many people out there willing to put in the effort. The early 70's is when mas-production fiberglass boats began to take off and we know how well fiberglass holds up over time. Most of these hulls are still sound. 10 years ago there just weren't very many 40 year old fiberglass boats available. It seems the market for older boats is limited but the number of these boats is growing prices are bound to drop.
