Ok, now that I've said that, get yourself a good property management company. They'll generally take 5% of the rent and handle everything. You can give them the authority to take care of any repairs that are below a $$ you set. Usually around $500.00. If anything comes up they will email you.

We don't have our house rented out as we're commute cruising but I have the house I acquired when my parents moved on handled by a management company. It's almost like it's mine as I grew up in it. The tenants selected by the management company are keeping it in good shape and the property management company gets to be the bad guy if the tenants don't stick to the rules.

A good management company will keep your mind at ease.
