You must be in a very low cost area. Where I am located the cost would go something like this:

Dockage $3000 per year Insurance($100K value) $1000 (can be double in Florida) Mortgage (I own outright) 0 Maintenance and upgrades $5000 (and I do most of the labor myself) which includes bottom job, engine maintenance, gear replacement, sails, etc.

This confirms one rule of thumb- budget 10% of the boat's value per year.
